What this ROI model includes

This calculator combines several sources of potential return: ongoing cash flow, property appreciation and mortgage principal paydown. At the end of the holding period it estimates selling costs, repays the remaining mortgage and compares the resulting value with the initial cash invested.

Simplified model: it does not model income taxes, depreciation, depreciation recapture, capital-gains tax, irregular renovations, rent growth or refinancing. Use it for scenario comparison, not a tax forecast.

Does ROI include mortgage principal paydown?

Yes. The calculator amortizes the modeled mortgage through the holding period and includes remaining equity at sale.

Does it include taxes on sale?

No. Capital-gains taxes, depreciation recapture and other tax effects are excluded.

Why is annualized ROI approximate?

The model treats cumulative cash flow simply rather than timing every monthly cash flow for a full IRR calculation.
