What is included in this mortgage payment?

The calculator combines principal and interest with estimated property taxes, homeowners insurance, PMI when the down payment is below 20%, and monthly HOA dues. That gives a more realistic housing-payment estimate than a principal-and-interest-only calculator.

Example

For a $400,000 home with $80,000 down, a 6.5% 30-year mortgage, 1.2% property tax and $1,800 annual insurance, the principal-and-interest payment is only one part of the monthly housing cost.

How mortgage amortization works

With a fixed-rate mortgage, the principal-and-interest payment stays constant, but the mix changes. Early payments contain more interest; later payments contain more principal. The amortization table shows that shift year by year.

PMI and the 20% down-payment threshold

This calculator applies the PMI rate only when the down payment is less than 20% of the home price. Real lender rules vary, and PMI may eventually be removed based on your loan-to-value ratio and loan terms.

Frequently asked questions

Does this include property taxes and insurance?

Yes. Enter an annual property-tax rate and annual homeowners-insurance amount to include them in the monthly estimate.

How is PMI calculated?

If the down payment is under 20%, CalcBunny multiplies the loan amount by the annual PMI rate you enter and divides it by 12.

Is this the same as my lender's payment?

Not necessarily. Escrow adjustments, lender-specific PMI, taxes, insurance premiums, loan fees and other items may differ.

Does the calculator include closing costs?

No. Closing costs and upfront lender fees are separate from the monthly payment shown here.

What does total interest mean?

It is the sum of interest paid over the full loan term if the scheduled payment is made every month with no extra principal payments or refinancing.
